Mature, permissive NC beach market with weak/absent local STR permits, ~$809 avg house ADR, but EXTREME 12-week seasonality (Jun-Aug captures bulk of revenue) and oligopoly PMs (Twiddy/Sun/Village/Carolina Designs) lock up SFH inventory. Arbitrage edge sits in cottage-style off-PM owner-direct LTRs flipped to peak-week STR.

Regulatory note

NC Vacation Rental Act (NCGS Ch. 42A) preempts most local STR bans. No state STR registry. Most jurisdictions have no STR permit; Nags Head only $25/yr; KDH requires vacation rental permit but no cap. Currituck has zero STR-specific permit. YELLOW caveat for Hatteras Island infrastructure/hurricane risk.
