Grand Strand is a four-jurisdiction patchwork. City of Myrtle Beach R-zones are mostly off-limits to STR (only RMV + ~30 grandfathered SFHs). Play is RMV-zoned oceanfront condo-tels on Ocean Blvd plus Ocean Lakes campground. North Myrtle Beach allows STR citywide with annual permit + RLA. Surfside has registration. Big-event ADR spikes (CCMF, Bike Week) plus high beach-condo LTR rents create real arbitrage spread on 1-2BR oceanfront RMV stock.

Regulatory note

SC has no statewide preemption. Myrtle Beach restricts STR to RMV zones; Jan 2025 added anti-conversion overlay (Ord. 2024-069) on 114 oceanfront blocks. NMB permissive but added Aug 2025 RLA + inspection rule. Surfside registration-gated. None ban arbitrage but parcel zoning verification is mandatory.
