Regulatory note

FL FS 509.032(7)(b) preempts outright STR bans, but Fernandina Beach uses a pre-2011 grandfathered zoning ordinance restricting RRDPs to R-3 only — most of the historic city is R-1/R-2 and STR-prohibited unless grandfathered before Oct 3, 2000. Unincorporated Nassau County south island (Plantation, Summer Beach, American Beach) is permissive subject to sub-association HOA rules.
