Orlando city proper is essentially closed to non-hosted STR; the playable market is unincorporated Orange County tourist-corridor zones (I-Drive, Lake Buena Vista) plus Osceola vacation-home communities (ChampionsGate, Reunion, Solara). Disney/Universal year-round demand props $241-$243 ADR with 45% occupancy.

Regulatory note

City of Orlando restricts whole-home STR to Activity Center / Mixed-Use / O-3 / Hotel zones only (Commercial Dwelling Unit). Residential zones permit hosted Home Sharing only (owner on-site, single booking, max 50% bedrooms). Orange County requires discretionary STR permit and prohibits STR in ADUs. Osceola County (adjacent) is YELLOW/GREEN and is the actual arbitrage play.
